Job Details

Develop and Plan Retail expansion strategy by making road map on annual basis for the cities where the brand needs to penetrate.Execution of Business Development plans in the planned timelines to maximize sales and marketing efforts.Keeping track of all the upcoming malls with the details on Pan India & evaluating the brand presence in the same.To identify / scouting and evaluate all real estate opportunities through site visits, site selection metrics and criteria, demographic analysis and research to ensure the best locations for the brand are secured in targeted cities/ upcoming malls.To manage metrics and criteria for which site selection decisions will be made (research analytics, financial performance, revenue prediction models)Financial evaluation of property and following the guidelines laid by the management and ensuring sales to rental ratio within the permissible limits & evaluation of feasibility /viability of the locations.Negotiate on - Rent, Floor, Area, scope of work, Security deposit, tenure, basic.Amenities, FOC advertisement options etc. with the Landlord/ developers.To negotiate & sign the letters of intent and key lease deal points to the brands advantage.Responsible for managing and collecting documents for legal and statutory compliance & help legal to close the commercial parts of the agreements .Managing relationships with mall developers or individual builders and property owners.Download of properties booked after the MOU to various related departments.Work closely with retail projects to ensure timely openings of the store. Making & maintaining required MIS reports to map the working i.e target bookings every quarter, rent/ target ratio analysis, fact sheet, fit-out status, store opening dates, Security Deposit paid details etc.
Degree: MBA/ PGDM
