Purpose & Overall Relevance for the OrganizationThis role is responsible to maximize the profitability of Retail by identifying and securing Real Estate in alignment with the adidas Groups retail store growth targets for the targeted markets.This function will be accountable for identifying potential sites, assessing their viability, lease negotiation of sites as well as ensuring that store financialgoals are met in the overall development of adidas Group retail locations. A key element of this role is to build solidpartnerships with International and renowned property / real estate groups to enable accelerated growth in the right locations.This role will also develop the short to long term retail strategy for the group for the supporting the development of the strategic business planning process.Key ResponsibilitiesFunctional;To identify and evaluate all real estate opportunities through site visits, site selection metrics and criteria, demographic analysis and research to ensure the best locations for the brand are securedTo manage metrics and criteria for which site selection decisions will be made (research analytics, financial performance, revenue prediction models)To negotiate letters of intent and key lease deal points to the brands advantage & Franchisee Partner and company owned retail stores.To present the adidas Group s retail concepts to prospective landlords to secure the best locations in the targeted locations and mallsTo manage external Real Estate resources in locating and evaluating potential sitesTo ensure strong internal partnerhips and collaboration with finance / retail operations/store development and brand.To manage the creation of site justification packets as part of the capital approval processes.To evaluate existing store portfolio to actively drive relocation, rent reductions, recommend lease renewals and terminations and negotiate renewals and extensions where appropriateTo account for the real estate organization performance and cost base by Concept across the Market Personnel;Set personal objectives, targets, guidelines and assess all reportsDevelop the functional and social skills of direct reports on and off the jobManage all reports as an integrated team by setting team objectives, targets and guidelinesEnsure smooth cooperation of all direct reports along all interfacesControlling;To measure progress on own KPIsTo report to all superiorsTo monitor all reportsTo monitor and report on customers and competitors sell-through and activities, and propose/initiate/take actions To provide realistic plans AuthoritiesNoneKey RelationshipsGlobal SSE / Emerging Markets teamCustomers /PartnersFinanceLegalMarket Retail team including Retail Back Office (RBO) team (within both Lead and Multifunctional Markets)National Franchise Manager / DirectorRegional Real Estate ManagersRegional operations teamSenior Retail DirectorSenior Manager Store DevelopmentSenior Manager, SSE IndiaKnowledge, Skills and AbilitiesExcellent network in the real estate industry and commercial acumenGood IT skills (Word, Outlook, Excel, PowerPoint)Fluency in English and local language of Market HQGood numeracy, literacy, verbal and written communication skillsGeographical mobilityRequisite Education and Experience / Minimum QualificationsUniversity degree with an emphasis in real estate or finance preferred, or equivalent professional experienceFunctional >8-10 years retail specific real estate site selection experience, preferably with a major mall based retailerLeadership >5 years experienceIndustry ideally in apparel/fashion/shoes/retail businessesExposure Sports, store implementation, Real estate community, legal partners
